Villar inspects Presidential Management Staff building

Structural retrofitting works of the 12-storey Presidential Management Staff (PMS) building in Arlegui Street, San Miguel, Manila is now sufficiently completed.

Secretary Mark A. Villar together with Undersecretary Emil K. Sadain and PMS Acting Head Undersecretary Ferdinand B. Cui Jr. discussed during an inspection on Thursday, October 3, 2019, the activities for the building project nearing the stage of completion.

Also present in the inspection are PMS Assistant Secretary Marietta T. Tamondong, DPWH Bureau of Construction Director Eric Ayapana, DPWH Bureau of Design Director Aristarco M. Doroy, PMS Director Socorro Q. Aydinan, and Mr. Al Tengco of Nationstar Development Corporation.

“I am glad that retrofitting and improvement works is already at an advanced stage of completion and soon our PMS Office Building will be finished towards betterment of service for the Filipino people”, said Secretary Villar.

PMS is an attached office to Office of the President that provides technical assistance and advice to the President in exercising overall management of the development process.

The retrofitting of the PMS office building, with floor area of 12,592 square meters, is divided into five (5) phases.

Phase 1 covers removal/demolition of existing finishes and electro-mechanical systems from ground floor to roof deck; ground to 3rd floors beam, column and slab structural retrofitting; and foundation jet grouting, micropiling and pile cap enhancement works which were completed in December 2018.

Phase 2 which is 89 percent in work progress involves 4th floor to roof deck beam, column and slab structural retrofitting; complete exterior finishes; interior architectural finishes and electro-mechanical installations at 3rd, 4th and 6th floors; and partial floor finishes at 7th to 9th floors.

Phase 3A, with 80 percent completion ahead of target by more than 21 percent, involves the installation of elevators, air conditioning units, fire and jockey pump, booster pump, and hydro-pneumatic pump; architectural works on walls and ceilings, plumbing fixtures, electrical and auxiliary works for ground, 2nd, 5th, 7th and roof deck floors; and mechanical works and fire protection works in the entire building.

The three (3) phases costs a total of P791.874 Million while Phases 3b and 4 with funding requirement of P180.071 Million will cover completion of ground to roof deck floor finishes, doors and interior glass walls, installation of new roofing and solar panels, and other modern building features.
